Construction Project Management

Building the Project

Construction Project Management services will include:

ACCOUNTING SERVICES, as stated under Construction Accounts Management.

Phone and email correspondence with all participants associated with the project.

Preconstruction plan review and development in all phases of construction.

Weekly or bi-monthly job site meetings and inspections to ensure the project is built correctly to plan and trade specifications. The frequency of jobsite meetings and inspections is dependent on the needs of the client, the phase of construction, the complexity of the project and the performance of the sub-contractors hired to complete the work. Jackson Construction will meet with Clients, Architects, Project Manager, Project Superintendent, Engineers, Sub-Contractors, Interior Designers, Consultants and Vendors to discuss, provide and review:

Construction Accounts Management

Calculating the Cost

Accounting Services: Jackson Construction will create all bi-monthly billing statements for payment. Incorrect and incomplete billing statements submitted by sub-contractors that are not accompanied with the proper back up documentation will not be approved. Jackson Construction will track all progress payments to sub-contractors and consultants to verify submitted invoices conform to their contracts. We review all past and current payment requests to verify the percentage of contract paid, does not exceed the percentage of work completed. In addition, we verify that all conditional and unconditional lien releases are submitted, and we verify that all insurance requirements remain current. We also verify that the proper retention of funds has been retained from each sub-contractor. All billing statements are submitted in Construction Specification Institute format or CSI for short. The CSI format is designed and adjusted during plan review to meet the specific needs of each project.

Message to Architects

Dear Architects,

As experienced General Building Contractors and Construction Project Managers, we understand the importance of maintaining a professional working relationship with the Architect throughout the design and building process.

At Jackson Construction, we are skilled craftsmen and builders that have worked diligently to obtain vast practical experience in the business side of construction. As former Owner Representative Construction Project Managers, we were highly trained to perform the management duties of the Architect including the bidding process, contractor evaluations, contract administrations, running jobsite meetings, and approving contractor payment request forms, just to name a few.

The importance of Architectural design and plan development in all phases of preconstruction cannot be overstated. Without a buildable plan, there is nothing but chaos and confusion on the jobsite. At Jackson Construction, we have extensive concrete, framing and structural steel experience. We are able to look at the Architectural plans and Structural plans at the same time and draw exactly what will be built with dimensions and elevations, both above and below grade. This is not architectural or structural design, all drawings reference the architectural and structural plans and are approved by the Architect and Structural Engineer. Preconstruction structural elevation drawings simply clarify exactly what will be built and make the General Contractor responsible for the construction process. With over 35 years of construction experience, we have seen many changes. As the years have passed, there are fewer and fewer craftsmen and more and more businessmen bidding on our projects. Skilled labor has become difficult to find however, we believe there are no excuses for substandard work. We believe that good sub-contractors aren't found but rather made, by responsible General Contractors that are willing to teach the next generation how to build.

While paper contractors are wasting time trying to figure out who's liable for work performed wrong, we are diligently working to ensure the work is performed right and take full responsibility for all work performed by our sub-contractors.

Many times when sub-contractors fail to meet their contractual obligations, clients end up paying twice to complete the work. We believe this business practice is unacceptable and explicitly write a "back charge" agreement into our sub-contracts so clients aren't charged twice. This stops our projects from running over budget.

We do not allow sub-contractors to run our projects and make critical decisions as to how a home will be built. Nothing is left to chance, "we plan the build and we build the plan." In preconstruction, all dimensions, elevations and "means and methods" of construction are predetermined and stated in writing. Our sub-contracts include "Supplemental Trade Specifications" in addition to the Architects and Engineers Specifications.

The bidding and contractual documents we use were compiled from the best residential home builders in Southern California and only compliment the position of the Architect.
