The Bidding Process

Jackson Construction will prepare all necessary documents to release the project out to bid. The bid instructions released with the plans will ensure qualified sub-contractors have an equal opportunity to provide our clients with competitive bids.

Jackson Construction will review all documentation related to the construction project. Review will include analyzing all existing architectural plans and drawings related to the development project as well as all structural plans and drawings to compare and identify any irregularities or discrepancies that may delay the project, or cause our clients to incur extra expenses.

In plan review stated above, Jackson Construction will write custom bid instructions and scope of work specifications to ensure uniformity, in that all sub-contractors bidding on the project will be bidding "Apples for Apples."

Jackson Construction will consult with clients to determine which type of contract will best suit their needs and the needs of the construction project. Regardless of the final decision, for bidding purposes, all sub-contractor bids are "fixed price" or "lump sum."

Jackson Construction will Pre-qualify sub-contractors through evaluation of comparable work experience, site inspections of past completed projects, reference checks, staff credentials, work load, insurance carried, license and bond, and financial credibility.

Jackson Construction will prepare all bid packages and coordinate release to bid with a pre-determined time allowed for the bidding process.

Jackson Construction will work with bidding sub-contractors, architects, engineers, designers and consultants to coordinate "Request for Information (RFI)" submittals, as to ensure they are handled in a timely manner and information provided is distributed to all bidding sub-contractors.

BID REVIEW & EVALUATION: Jackson Construction will analyze and compare all sub-contractor bids for completeness, to ensure all trade specifications and bid instructions have been followed. Jackson Construction will compare all bids and prepare recommendations for the client's review.

CONTRACT NEGOTIATIONS & CONTRACTOR SELECTION: Contract negotiations and sub-contractor selection continues throughout the building process. Jackson Construction will arrange and attend jobsite meetings between the Owners and potential sub-contractors selected to bid their project. At jobsite meetings, sub-contractors are given the opportunity to explain why they should be awarded the contract for construction. These meetings can be very technical where potential alternates to the scope of work are discussed that may change the contract for construction. Sub-contractors explain in detail how they plan to execute the work, the means and methods used to perform the work, the time required to complete the work and their scheduling compatibility. Sub-contractor selection is based on education, years of experience, trade expertise, projects completed, jobsite personnel, current work load, amount charged, overhead cost, insurance carried, license and bond, working capital, past client testimonials, lawsuits pending, personal compatibility as well as working compatibility and client comfort.

THE CONTRACT: There are many different contracts that can be utilized to build a home, commercial building or for property development. AIA (American Institute of Architects) contract templates are the most commonly used in the industry today. A good contract template however, does not create a good contract for construction. Many AIA contracts are amended by General Contractors and their Attorneys to lean in favor of the General Contractor. The General Contractor is only obligated to provide services stated in the contract. Jackson Construction will provide their clients with an amended AIA contract that's fair for both parties to sign. We will ensure that the terms and conditions, scope of work and construction specifications provided in the written contract agreement will meet or far exceed the expectations of our clients. There will be no loop holes or surprises, just a complete and honest contract.
